THE MODON CITY · AN ORIGINAL FIELD GUIDE

The city, in layers.

Ras El Hekma is a geographic headland, a new city masterplan and a widely used coastal property address. Reading those layers separately makes the place much easier to understand.

Detailed Modon city artwork with the published precinct divisions available in the interactive reader. These remain separate source views. Explore the interactive plan

Start with the precinct, then the collection.

Modon’s current public description presents a city of 17 precincts and names Wadi Yemm as the first. Its overview drawing shows internal divisions but gives the other areas no individual names. That is enough to explain the framework; it is not enough to produce a definitive directory of all future precinct launches.

Inside Wadi Yemm, a residence may belong to Beach Plaza, Boulevard, Wadi East or West, Waterfront Residences, or a branded project. These sit at a different level from the city’s precincts. Montage and Nammos have been announced within Wadi Yemm; they are not additional city precincts. Hacienda Ras El Hekma is a separately named Palm Hills/Miran collaboration with a city-partner link inferred from the published agreements, rather than a verified placement inside a numbered precinct.

A change between sources: the June sales toolkit’s page 10 says “17+ precincts & free zone.” The current Modon page says 17 precincts. We retain both descriptions with their context and do not turn the plus sign into extra named quadrants. Neither source provides a current parcel register for every division.

A precinct and a city are different scales.

The June toolkit describes a 170.8 km² city and a 9 km² Wadi Yemm precinct. Palm Hills’ April collaboration summary gives 5.65 million m² for its destination. Converted to the same unit, that is 5.65 km². The comparison below distinguishes each destination’s reported area from its reported coastline or beachfront.

Compare the published figures on the same units. Wadi Yemm is about 5.3% of the city’s reported area, but its reported coastline is about 10.2% of the city figure.

A large land area does not describe the water relationship of an individual home. Read its collection, terrain and usable shore separately.

Modon June toolkit · Palm Hills collaboration summary

Wadi Yemm’s published area is about 5.3% of that city figure. This is a scale comparison, not a land-allocation equation: the announcements come from different editions, the project footprints have not been registered here, and these areas should not be added together as if they were independently surveyed adjoining plots.

City components in the June 2026 toolkit
ComponentWhat the source establishesHow to use it
International airportA proposed city airport and future connectivity narrative.Book against an existing flight/airport; do not assume the new city airport is operating.
Marinas & cruise terminalThree marina components; one international, two domestic; 1,800+ total boat berths in p13.Check the named marina operator, berth and entry requirements for your dates.
Rapid transitA planned network component, with no verified passenger timetable supplied.Treat it as a future service until a route and timetable are published.
Business district & free zoneIntended economic components in p15–16.Identify a particular building, employer or formally applicable regime.
Education & healthCity-level programme in p10: 310 schools, two universities and eight hospitals.Ask for the actual provider, licence, services and opening date near your phase.

The guide deliberately keeps those programme items off the geographic map where a source does not provide a reliable position. Airport arrows, an amenity rendering and a capacity target are not surveyed pins. The citywide ambition matters for understanding the destination, while a visit today depends on what has actually opened.

Ask what arrives with your home.

The useful delivery question is more precise than “When is Ras El Hekma finished?” Start with a precinct, collection, building or plot and the contracted handover date. Then check the dependencies around it: permanent utilities, the entry road, shared amenities, waste collection, the nearest operating services and whether adjacent construction continues.

  1. Identify the exact address hierarchy. City → precinct or partner project → collection → building/plot → unit. Keep the contractual names alongside the marketing names.
  2. Get a phase-specific service schedule. A city’s planned hospital or a precinct’s planned club is not a service commitment for your handover day.
  3. Separate the four evidence states. Announced describes an intention; awarded describes a package; completed describes delivery; operating describes usable services. Each needs its own evidence.
  4. Read memberships and management obligations. Branded services, golf, clubs, hotel facilities and rental management can have separate access terms and recurring fees.
