A developer drawing or description includes it. This does not tell us when it will open.

The parties have announced a partnership, intention or framework agreement.
Contract awarded
A named contractor reports an awarded package. Its scope covers only the works described.
Works reported
A contractor has published an update describing work on site. This is a dated report, not a live inspection.

PLAIN WORDS, USEFUL MEANINGS
Read the language
before the brochure.
18 terms used in city plans and property offers.
Precinct
A large area within the planned city. Modon describes 17. A precinct can contain many residential collections and facilities.
Collection
A group of homes with its own setting and design, such as Beach Plaza or Boulevard. It is not another city precinct.
Master developer
The organisation leading the overall city plan. Other companies may develop, build or operate individual parts.
Branded residence
A home connected to a hospitality brand. Services, access, fees and rental rules depend on the home’s contract.
Hotel key
A hotel room or suite counted as one guest accommodation unit. It is not a residential villa or an owner’s access card.
Gross area
A published total area. Different documents may count walls, terraces or other spaces differently. Ask for the area breakdown.
Interior area
The area the document describes as indoors. Use the same area definition when comparing two prices per square metre.
Terrace area
Outdoor space attached to a home. A larger total area can mean a larger terrace without much more indoor space.
Plot area
The land associated with a home. It is different from the size of the building. Do not divide a villa price by plot area and call it the home’s indoor price.
EOI
Expression of interest: a payment or statement showing interest before a final sale. Its refund and allocation terms need to be checked for that release.
Maintenance deposit
A payment for future maintenance, separate from the purchase price. Regular service charges and later top-ups may be separate.
Letter of intent / LOI
An announced intention to work together. It does not itself prove completed construction or an operating service.
Framework agreement
An agreement describing how parties may work together. It is different from evidence for a specific completed construction package.
Contract awarded
A contractor reports that it has received a package of work. The award applies to the described scope, not the whole city.
Works reported
A dated publication describes construction activity. It does not establish current progress or an independently checked completion percentage.
Operating
A service is available for use. The guide needs separate evidence for this, such as an operator’s current service or booking information.
Source-coordinate map
A drawing whose labels and traces use the original image’s positions. It is not a surveyed map placed over satellite imagery.
Price per m²
The price divided by a stated area. Compare the same area definition, payment basis, finishing and price date. An asking price is not a completed sale.
