02 / COUNT BEDROOMS BY FLOOR
The brochure gives only 7 m² more total gross area for four bedrooms. The bedroom arrangement changes. Gross area is the overall advertised figure; the brochure does not give a separate indoor area or explain the difference.
+ upstairs lounge
+ guest toilet and hand-wash space
+ upstairs lounge
+ separately listed bathroom
Boxes show the number of bedrooms by floor. They do not show room size, position or step-free access. Staff rooms are separate from the advertised bedroom count.
For someone who wants to sleep on the entrance floor, the four-bedroom plan deserves a closer look. For someone who needs a separate office, the three-bedroom plan labels one downstairs. The approved plan and entrance details decide whether either home meets your needs.
03 / COMPARE THE SPACES YOU USE
Pick a space. The rectangles use the printed length and width with the same scale. They show proportions, not actual wall shapes, door positions or usable room areas.
GROUND FLOOR
2.9 × 3.0 m
3.7 × 3.5 m
Both rectangles share one dimension scale. They do not measure usable room area or trace the walls.
The three-bedroom model has an office. The four-bedroom model has a bedroom, with a separately listed 2.6 × 2.6 m bathroom downstairs. This can matter for guests or family members who prefer to sleep on the entrance floor.
Ask: Does the exact route from parking to bedroom and bathroom have steps? A downstairs bedroom does not prove an accessible home.
3 bedrooms: Office · 2.9 × 3.0 m
4 bedrooms: Bedroom · 3.7 × 3.5 m
The three-bedroom model has an office. The four-bedroom model has a bedroom, with a separately listed 2.6 × 2.6 m bathroom downstairs. This can matter for guests or family members who prefer to sleep on the entrance floor.
Ask: Does the exact route from parking to bedroom and bathroom have steps? A downstairs bedroom does not prove an accessible home.
3 bedrooms: Living · 5.3 × 4.5 m
4 bedrooms: Living · 3.9 × 5.2 m
The three-bedroom living room is listed as 5.3 × 4.5 m. The four-bedroom room is 3.9 × 5.2 m. More bedrooms does not give every room a larger listed size.
Ask: Place your own sofa and storage on the approved drawing; check doors and the garden opening.
3 bedrooms: Dining · 3.4 × 4.5 m
4 bedrooms: Dining · 3.2 × 4.4 m
Both drawings place dining beside the living room and garden. Their printed dimensions differ, even though the illustrated furniture looks similar.
Ask: Check how your dining table fits while leaving room to walk between the kitchen and garden.
3 bedrooms: Kitchen · 3.2 × 2.4 m
4 bedrooms: Kitchen · 3.1 × 2.7 m
Each ground-floor table lists one kitchen. The dimensions have different proportions. An illustration cannot tell us which appliances, cupboards or worktops are included.
Ask: Ask for appliance, cabinet and worktop details and the exact usable layout.
3 bedrooms: Master Bedroom · 5.2 × 3.3 m
4 bedrooms: Master Bedroom · 4.7 × 3.6 m
The brochure calls this room Master Bedroom. Both are upstairs. The three-bedroom table gives 5.2 × 3.3 m; the four-bedroom table gives 4.7 × 3.6 m.
Ask: Check the actual bed, wardrobe access and balcony door in the approved plan.
3 bedrooms: Lounge · 5.3 × 2.9 m
4 bedrooms: Lounge · 4.7 × 3.2 m
Both plans have a separate upstairs lounge. This is useful to consider when children, guests or family members use the main living room at different times.
Ask: Check the space beside the stairs and whether the lounge can be separated without changing the approved layout.
3 bedrooms: Balcony · 5.0 × 1.2 m
4 bedrooms: Balcony · 5.3 × 1.5 m
The listed balcony is 5.0 × 1.2 m for three bedrooms and 5.3 × 1.5 m for four bedrooms. These are dimension pairs, not a published total outdoor-area split.
Ask: Confirm the actual balcony, garden area and any limits on shade, screens or furniture.
3 bedrooms: Parking · 5.0 × 5.0 m
4 bedrooms: Parking · 6.9 × 5.0 m
The table gives 5.0 × 5.0 m and 6.9 × 5.0 m. Cars in a drawing do not establish a permitted parking count, clearance, turning space or ownership.
Ask: Ask for the allocated bays, shade structure, clearances and rules for cars and golf carts.

04 / KEEP PRICE AND PLAN TOGETHER
The supplied generic price sheet advertised a middle townhouse from EGP 37.6m, received 29 September 2026. It did not match that minimum to either of these two bedroom counts or floor plans.
Ask for a current written offer with the home number, bedroom count, stated area and payment dates. No matched price per m² is calculated from this reference. The October Boulevard apartment release from EGP 15m is a separate product.
Compare dated Sahel offers with matched price and area ↗© Modon for original Wadi East brochure artwork. Received 2 October 2026; publication date unknown. All twelve relevant complete pages were individually inspected: three-bedroom pages 71–76 and four-bedroom pages 79–84. No endorsement or open reuse licence is implied.
Street and garden names are guide readings of the visible entrances, parking and gardens. The publisher places the interior illustrations within each bedroom section but does not identify their exact room or allocated home. They remain design examples.
The guide adds the bedroom-by-floor diagram, eight dimension comparisons and questions. Each dimension comes from its exact numbered floor-table row. Duplicate bedroom and bathroom names stay as separate rows in the complete schedules. No room area is calculated by multiplying dimensions; no garden, wall, ownership boundary or shoreline is traced. Drawings do not confirm current building, included items, protected views, prices, parking count or step-free access.
